The Northern Suburbs skew newer than the rest of the city, and a large share of our work here starts before the house exists. That is the ideal position to be in. Socket positions, lighting circuits, ceiling bulkheads and joinery recesses all get resolved on the drawing rather than retrofitted later at three times the cost.
Estate builds come with their own constraint set: architectural guidelines, approved material palettes, and a body that has to sign off on external changes. We work inside those rules rather than around them, and being involved early usually means fewer submissions and fewer resubmissions.
The other recurring brief here is the developer-standard house that needs to stop looking developer-standard. Replacing the builder-grade fittings, reworking the lighting and adding real joinery changes these homes more than any amount of furniture will.
